🏚️ The House: Sort Of Pretty, And Full of Potential

It sat just outside of New Haven.

3-bed, 1.5-bath Cape.

Vacant. Grass knee-high. Peeling paint.

The seller? An out-of-state landlord who got tired of chasing deadbeat tenants and wanted out. His words:

"I’m just done with it. I don’t even want to fix it."

So I made him a creative offer — and to my surprise, he took it in two days.

📝 The Structure: Lease Option With A Twist

I offered a 12-month lease with an Option to buy for $130,000.

He only wanted someone to cover the taxes and insurance.

So I gave him:

$100 up front as Option consideration (aka: legal control)

I took over taxes/insurance (about $240/mo)

And wrote a lease with right to sublet

Total cost out of pocket: $100.

💸 The Exit: Assignment & Walk-Away Profit

Two weeks later, I found a tenant-buyer with solid income but rough credit.

She fell in love with the place. Her dad offered to do the fix-up himself.

I assigned the Option to her for a $7,000 assignment fee.

She leased it from the seller directly (via our setup), and I walked away with a check.

🧩 The Real Lesson? Create Solutions, Not Offers

This wasn’t about tricking anyone.

The seller wanted OUT.

The buyer needed a creative way IN.

I bridged the gap — and got paid for solving a problem most folks run from.
